This update will be all about our project, Alphaland Baguio Mountain Lodges, on which we started construction early this year. Some of you have already picked up the brochure, but for those of you who haven’t, below is a link to a copy of the brochure.

As those of you who have already visited the site are aware, each of the lodges will have varying views of the beautiful mountain scenery. It would have been obvious to you that the location of your lodge, and the views thereof, would be of primary importance. The purpose of this letter is to make you aware of the progress to date and the milestones going forward.

As of the time of this writing, despite the occasional rain showers, we have completed the entrance gateway which is a beautifully designed structure and which makes a definitive statement about the project. Most of the roads going up to “Topside” (the log house that I built over 40 years ago), have been widened and cemented. Some of the lots for Phase 1 (50 lodges), have been identified and marked so that interested buyers can already reserve their choice.

Beginning December 26, the day after Christmas, until January 3rd, Ms. Jela Daclan, one of our Sales Directors, will be at Topside to tour those of you who may wish to visit the site and to describe the details of the project. Beginning 9:00 am of each day, we shall accept bookings for a two-hour visit, i.e. 9 to 11 am, 11 am to 1 pm, 1 to 3pm, and 3 to 5 pm. In order to facilitate your visit, we will station at the entrance gateway one of our 4-wheel drive vehicles to take you up to Topside so you can leave your car at the entrance gate of the project. The same car will also be available to take you on a quick tour to view the pads that you may be interested in. Reservations are on a first come – first served basis. You can already make reservations for viewing by calling Ms. Daclan (Tel Nbrs +63.999.886.4420 or +63.908.886.8981).

The Clubhouse and the 5 model units, which are now being built, will be completed by the end of February, as we are awaiting the arrival of the pine logs from Finland. We have decided, after careful study, that the pine logs from Finland are the sturdiest and the most termite-resistant because of the consistent cold winter months in the arctic forests in that country.

We expect to complete the first 20 units by Easter time and we are targeting to complete a total of an additional 30 units (allowing for the rainy season), before the end of 2017. This will complete the 50 units of Phase 1.

As we have promised, Phase 2 will start in early 2018 and will consist of 100 lodges. The pads for each of these units will be completed during 2017 and deliveries will be made, as orders are received, during 2018. The project will continue apace until 2019 when the last 150 units will be ready for delivery.

The impregnable security perimeter fence is already underway as you can see when you visit the site. The site of the following amenities are already identified: the chapel, the gym and the strip mall (8 log units just at the entrance of the property which will be given rent-free to selected restaurants from Baguio so that our residents do not have to tangle with the chaotic and messy traffic in Baguio City to dine at their favorite restaurant). These projects will be completed during 2017 and 2018 as we reach a critical mass of residents in the project.

Rico Sison, our inimitable and master design director, is already starting the landscaping designs and he has some 50,000 Benguet pine trees in the nursery. As he will be taking his usual sabbatical in the U.S., Rico will not be there this Christmas holiday time but will be there in January when he returns.

Enclosed are some photos which should give you an idea of the progress we have made in the roadway and the massive slope protection (riprap) of the project.
